About John  

John M. Leverett is a Shareholder in the Irvine office and co-chair of the firm’s Subdivision Department.  He represents domestic and overseas developers of complex mixed-use developments incorporating hospitality, residential, retail, and office components and large master-planned developments.  With more than twenty-five years of experience with complicated developments, developers and lenders have relied on Mr. Leverett’s advice on a variety of difficult issues including:

 Vertical subdivision accommodating multiple uses in high-rise structures;
• Operational and risk-management issues in multi-use developments with shared structures;
• Redevelopment of former military bases, commercial/industrial sites, petroleum-producing lands and agricultural lands;
• Development under California’s new SB35 process;
• Construction defect risk management;
• Compliance with local and state mapping and development requirements of cities and counties;
• Compliance with regulations of California Coastal Commission, California Fair Employment and Housing, Regional Water Quality Control Boards, California Department of Toxic Substance Control, HUD, US Army Corps of Engineers, and EPA;
• Compliance with state and federal regulations governing age-qualified communities;
• Pre-acquisition due diligence and operational guidance on “broken” residential developments;
• Reviving REO properties for sale to end-users; and
• Planning for and securing residential project approvals from FHA, VA, and Fannie Mae.
